Starting values: the median advertised warehouse rent (MXN 119/m² per month) and median area (1,400 m²) as of October 19, 2026. They are asking prices, not appraisals: replace them with your quote.
IVA uses the 16% general rate of Mexico's VAT law (Ley del IVA, art. 1), in the current text published by the Chamber of Deputies, checked on September 23, 2026. Ley del IVA ↗
For a company, the IVA it is charged is usually creditable: it weighs on cash flow, not on cost. If your company leases from an individual, it may have to withhold taxes and the payment to the landlord will differ; this calculation leaves withholdings out.

Methodology
- Every public listing in the directory is used: active, commission-sharing and classified as industrial property in the Monterrey metropolitan area.
- Price per m² = advertised price ÷ building area (land area for land). Only credible values count: warehouse and industrial-building rent MXN 30–400/m² per month, sale MXN 3,000–60,000/m², land for sale MXN 300–30,000/m². 831 warehouse and industrial-building leases are excluded, mostly because the listing puts a per-m² figure in the total-price field.
- Offers for both sale and lease are counted but not priced. A type and transaction median needs 20 priced listings; each table row 8; each share 20.
- Park, municipality and property-type pages show the median of their own listings once at least 5 of them have a credible single-transaction price per m², and the middle-half range only from 8.
- Dollar quotes are converted to pesos at today's exchange rate (October 18, 2026); the dollar equivalents use the same rate.
- Counts are advertisements, not unique buildings or total park availability. Park membership follows each listing's municipality and location name.
