MONTERREY / CONCEPTS / INDUSTRIAL BUILDINGS

What is an industrial building (nave industrial)?

An industrial building — a nave industrial in Mexico — is a wide-span building, usually with a steel or concrete structure, built for manufacturing, assembly, storage or distribution. What sets it apart is its clear height, truck loading access, a floor designed for heavy loads and the electrical capacity the operation needs. In the Monterrey metropolitan area they are advertised for lease and for sale, inside and outside industrial parks.

Industrial building vs warehouse: what is the difference?

In Mexico the two words (nave and bodega) are often used interchangeably. Broadly, a bodega is a storage space, often smaller, and a nave industrial a larger building for manufacturing or logistics. In Monterrey-area listings the difference shows mostly in size and currency:

Types of industrial buildings

By use
Manufacturing, light or heavy; logistics and storage; and distribution or cross-dock, often with docks on opposite sides to move goods through without storing them.
By development model
Speculative (inventory) buildings are built without a tenant and can be occupied soon. Build-to-suit buildings are designed for a tenant who signs first and waits out construction.
By structure
Steel frames or trusses with a metal roof, or precast or tilt-up concrete walls. The structure sets column spacing and how easily the building can be expanded.
By specification (Class A, B or C)
Market terms, not a standard: Class A usually means a recent building with more clear height, more docks and a stronger floor. Always compare the actual specifications.

Parts of an industrial building and what to check

These elements decide whether a building works for your operation. Ask the advertiser for each figure in writing:

Clear height
Distance from the floor to the lowest point of the structure; it sets how many rack levels fit.
Docks and levelers
Loading doors at trailer-bed height and dock levelers for forklifts.
Truck court
Room for trailers to turn and wait without blocking the street.
Floor
Slab thickness and strength, which set the load for racks and machinery.
Column spacing
Distance between columns; wide bays make lines and aisles easier to lay out.
Power
Available capacity in kVA and the substation; an existing connection does not guarantee additional load.
Fire protection
Sprinklers, hydrants and a fire main suited to the risk of the goods stored.
Offices and amenities
Offices, restrooms and a canteen for staff.
Lighting and ventilation
Skylights, fixtures and extractors, which affect energy use and working conditions.
