1. Define the operation before selecting a park
Separate storage, distribution and manufacturing requirements. Specify municipality, area, purchase or lease and target start date. For build-to-suit (BTS), request a written scope, delivery schedule and allocation of responsibilities. Proximity to a factory or border does not establish permits, trade eligibility or travel times.
FINSA · Parques industriales ↗2. Power capacity and connection are different facts
State your demand in kW or MW, voltage in kV and expansion needs. Transformers are rated in kVA or MVA; a nameplate does not prove unallocated contracted power. Request property-specific supply documents, assigned capacity, applicable studies and connection timing. A nearby substation does not guarantee service.
CENACE · Estudios de conexión ↗3. Check the building and truck access
Compare clear height, loading docks, grade-level doors, floor load capacity, truck courts, offices and fire protection. Confirm whether the quoted area includes offices, mezzanines or yards. Have your technical team check plans and measurements. One building's specifications do not automatically apply to other buildings in the same park.
Prologis · Apodaca East ↗4. Verify fiber, water and logistics
Ask telecom operators about serviceability, symmetric bandwidth and physically separate backup routes. Check water supply and discharge, gas and truck access. Nearby business locations and activities can help identify suppliers; business counts do not measure available labor. Check commute routes and employee transportation at actual shift times.
INEGI · DENUE ↗5. Compare total costs on the same basis
Separate rent, maintenance, taxes, fit-out, deposits and utilities. Distinguish MXN from USD, square meters from square feet, and monthly from annual rents. A rate per m² per month cannot be directly compared with a rate per ft² per year. Currency conversions are indicative; confirm the contract currency and terms.
6. Start with the directory, then verify the property
Browse parks by municipality and open available listings. Counts represent advertisements, not unique buildings or park-wide vacancy. A profile may cite an operator even when no properties are listed here yet. Confirm the address, permitted use, risks, documents and current availability with qualified technical and legal advisers before committing.
